Market Update

Here's just a bit of news about the national home market and foreclosures. Many of you know that foreclosures are up. Did you know that from July to September they were up 71% from 2007?! The figures for Orange County are going to be slightly dramatic but still high and are expected to be up 11- 14% for next year.

Because this market is driving down prices we are seeing an increase in home sales. Transactions are up 17% in San Diego, 21% in Los Angeles and 32% in Sacramento. While the numbers are readily available for Orange County, we are seeing the same double digit increase in sales transactions.

This is exciting because it means we are seeing good deals and financing is still available to qualified home buyers!

Hope for Homeowners Program

Did you know that on October 1st the FHA launched the Hope for Homeowners Program? Following is a summary of what it about and how it works....

The Hope for Homeowners (H4H) initiative that was part of the July stimulus package began to be implemented on Oct. 1. The H4H program allows troubled homeownerss to keep their home, while enabling lenders to receive a Federal Housing Administration (FHA) guarantee on the loans. Under the terms of the voluntary program, lenders agree to refinance the existing mortgage at 90 percent of the current appraised value and assume the loss on the remaining balance; the new loan is an FHA guaranteed 30-year, fixed rate, fully amortized, fully documented loan; and the homeowner must forgo a portion of the home's future appreciation to FHA when it is sold.

The FHA has posted a list of lenders participating in the H4H program. When contacting the lenders, the FHA is strongly encouraging consumers to also contact their servicing lender and any subordinate lien holders as their participation is vital in order to refinance in a H4 H mortgage. The program is voluntary and servicing lenders may offer different solution for avoiding foreclosure. The FHA plans to update the list weekly. UCLA Anderson Forecast

Wouldn't it be great to have a crystal ball! While some forecasters are reporting the low in the market to hit this winter, the UCLA Forecast is out and they project a continued slight fall in home prices through next summer (9%). Orange County does tend often be the exception to the rule because of one thing - location, location, location.

There are great deals to be had now and every day in the form of short sales and REO's but you have to be patient and ready to jump when they come on the market. Auction homes can also be good buys but again you have to be ready to move when the time comes.

BE sure to talk to a lender before you start looking for a new or investment property. This will keep your expectations in check and also give you the tools to buy when you are ready.

New Foreclosure Law

This has been a very busy week in the world of real estate. The State of California has put some new legislation into place to help homeowners. First, they passed a new foreclosure law that ensures bank reach their customers in person or by phone to assess their financial situation. At which point, the borrower has 30-days before the notice of default is filed.

How will this affect the home market? It will take banks longer to put short sales on the market and may give them the time and incentive to work out arrangements before doing so. This may slow the increase to homes on the market and slow the drop in the market.

Remember, these are just the possibilities, we will see how reality unfolds over the next six to twelve months.

Realtor vs. Real Estate Agent

What is the difference between a Realtor and a Real Estate Agent? Some folks use these identifiers interchangably but there is a huge difference. Realtors belong to the National Association of Realtors (NAR) and usually their local Association of Realtors. By doing so, they commit themselves to a higher level of ethics. Realtors are not allowed to call another Realtor's clients nor are they allowed to solicit that client. They are also required to put their client's interest above their own. Non-NAR members don't have to.

This is just good information to make you a smarter consumer. Realtors don't make more than a Real Estate Agent but I think you'll find they definitely work hard to earn it.

Maximizing Home Sale Profits

I was recently reading an article in About.com that talks about getting the most for your home. The identified one of the primary truths in selling your home. - It isn't what you think your home is worth. It is what the BUYER thinks its worth.

This is one of the hardest things for an agent to communicate to a seller so feel free to do your homework - or rather let your agent do the homework! Make sure they get the resently sold comparables AND what is on the market now. Home values are changing constantly so take a hard look at what your home looks like compared to what the competition looks like. Everyone is looking for that great deal but if that great deal is also the "shiny penny" in the bunch, it is sold so fast your head will spin! Wouldn't you like that to be you?

When listing your home, no matter how great of a deal it is, you must make it accessible for showings. Limiting your showing times to the middle of the day or appointment only is not only frustrating for the buyer's agent but for the buyers. Most buyers work and are trying to see your home after work or on the weekends. They can't buy what they can't see.

If you work from home, take a walk or take some work to a local coffee house. Even though you may be a little inconvenienced, it will be over soon because your home will sell that much faster!

How did the air conditioning unit look? Was it new or well maintained?
How about the kitchen? Were the cabinets in good shape and the appliances to your liking?
What about the bathrooms? Were they recently remodeled or in good shape?
What are the taxes like on your favorit home or in your favorite area?

These are all things that can cost the most when buying a home if they need to be replaced or paid unexpectedly. Be sure you know all about the home you are considering making an offer on. See it two or three times. It may save you thousands down the road.

Budgeting for Your New Home

I just wanted to make a quick note to all of you thinking about buying your next home.

It is very important that you find out what the taxes are on your new home. They take two shapes. One is the base tax rate that is a percentage multipled by the assessed value of the property. The second is the flat rate supplemental taxes. These are set amounts that don't change often and are a set amount, not a percentage. Adding these two will give you a good idea of the annual taxes you will have to pay when you purchase the home.

Make sure you budget for them every month so you aren't hit with any surprises.

Quick Short Sale Tips

Short Sales can be great deals for the right buyer. By "right" buyer I mean someone with a lot of patience. Banks can take days, weeks and even months to get back to a buyer on an offer. There are several things you can do to make sure your offer gets handled properly.

First, make sure your agent talks to the listing agent and asks some important questions. - Is it an approved short sale? Has the list price been approved by the bank? How long does it take for the bank to respond to offers? Do you have a direct contact with the bank? Have you had previous offers and how were they handled? Finally, find out how close the home is to foreclosure. Make sure it is enough time to get the deal through!

Air Safety Advisory for Irvine and Surrounding Areas

While the fire threat has dissipated the air quality is still very poor. Special measures that can be taken include holding a damp cloth to your face when outdoors or avoiding the outdoors altogether when you can smell the ash and fire int he air.

Asthmatics should be sure to avoid the outdoors as much as possible. If you can still smell ash/smoke indoors continue to wear a surgical mask or damp cloth. Your lungs are more susceptible to the particles in the air.

Remember to thank your local fire fighters when you see them. They work very hard protecting us.

CHOC Book Drive Coming Soon

Once a year I host a book drive for the Children's Hospital of Orange County. This year it is going to be in mid-November. I collect books from my neighborhood, schools and contacts and CHOC loves it.

The book drive benefits the mobile library that goes to all the doctors' offices and waiting rooms within CHOC. Books are given to children to help pass the time during recuperation and treatments.

Right now folks are looking for great deals in fixer uppers or shiny pennies. I've said it before, price makes the difference. Price it right and you will get the offers.

Interest Rates

I've been avoiding talking about interest rates forever. The hard part is just putting it all into perspective. Did rates get a little higher? Yes. Are they as high as they've been? No. Is it harder to get good rates on your mortgage? Absolutely. These are questions that are answered every day in the news.

With the lowering of the Fed this week, we are looking a more positive press but it will take a while to trickle down to our mortgage rates. It will come down but slightly. We are also looking at home prices to go down a bit.

What to do? Get an agent (preferably me - ha ha ha) to keep an eye out for good deals that fit your criteria. I have one client that wants a three bed/two bath for under $600k that is at least $50k below the comps. Can it happen? Yes but you will need to be pre-qualified and ready to move when you find one - especially if you find one in Irvine!

Bottom-line, be a smart shopper. If you are planning to keep your new home for more than five years, almost any home you buy in this market is a good investment. If rates go up you will be able to afford less home so keep that in mind. If they go down, you will be living comfortably when you purchase within your budget.

Good Ol' Saint Joe

I know many of you will laugh but I do this at all my listings. Everyone tries the staging and the feng shui but you have to give it up to Saint Joseph. Saint Joseph is the patron saint of realtors/real estate. You are supposed to put him upside down and buried in the front yard but I don't have the heart to do that. I put him on the windowsill facing the street. Being from a very Catholic family, it just seems wrong to put him upside down in a bunch of dirt.

The way I see it is that it doesn't hurt to try anything and everything - especially in this market!
